The bathroom has cubical shower, bidet, vanity unit with sink, toilet and is fully tiled.
The main kitchen/lounge area is open plan. With an American style kitchen and marble worktops. Within the kitchen area there is a washing machine, full size cooker/grill/ceramic hob and a full height frost free fridge freezer. The lounge has an automatic air-conditioning unit.

Within the lounge is a television and DVD player. There are local digital television programs freely available with some in English. There is also a satellite dish on the upstairs veranda which can supply UK television with the appropriate receiver. The whole floor area through out the villa is tiled for easy cleaning.
The windows are white aluminium frame and double glazed, with concealed roll down shutters. From the villa door to the pool is the raised covered veranda, allowing for cool dinning during the hot sun.
Externally the garden is well stocked and very peaceful. The flowerbeds have an automatic irrigation system. The swimming pool pump and filter are in a fiberglass housing within the flower bed area. The garden is fenced with a lockable gate. The pool has been professionally constructed and is sprayed concrete with ceramic tile finish, with Roman steps to one end for easy access. The pool is kidney shaped, with an external shower by the pool steps. To the left of the villa are steps to the roof veranda. From this area there are far-reaching views to the fresh water lakes near the river Ebre and the flamingo lake, also the sea shore.

Also at this level is the door to the storage area. Which could remain as storage or as many of our neighbours have done convert this into additional accommodation. This area provides space for an additional bedroom and bathroom. All services and window cut outs are already in the space, so conversion would be a very easy DIY or builder conversion. At the moment this provides a huge amount of space for personal items, bikes etc. if required, whilst renting or storage. This area is accessed by a full height double glazed door off the first floor veranda. We have some photos of what one of our neighbours have carried out in the same size area. Which will give a good idea of what's possible. Should you decide to create another double room and shower area.

The villa is situated only 40mtrs from the main Riumar beach. Beside the villa is private parking for one or two cars. There is additional parking in the near side road if required. Riumar is a very safe area and crime is unheard of. It is a two-minute walk to the beach from the villa and the nearest beach bar that serves drinks, tapas and food all day. It is an ideal location for water sports or fishing and relaxing. There is a small boat slipway very near to the villa or a boat can be launched off the very gentle slopping beach. The river Ebre is only a few minutes drive or a 20 minute walk away. Where there is fishing for the giant Catfish, Carp or the many sea fish. The resort Riumar is located in the Catalunya region of Spain. It is within the area of the Delta Ebre a Spanish Natural Park and is a protected area.
There are no high rise buildings or hotels and all building is now restricted to only two floors.

There are many fresh water lakes in the area and it is home to many migrating birds. The area is a favourite with the locals and North Europeans. Because of its unspoiled beaches and sand dunes that stretch for around 14 km. You will not find any high rise hotels or loud clubs and bars, this is the real Spain, where you can unwind and relax.
The villa is presently being used for holiday rentals and could provide an income or investment from rentals of between 10,000 – 12,000.00 euro a year, for the summer season, which is between 12-14 weeks (May/June - September). Leaving plenty of time out of season for the owner to enjoy Riumar and the villa. The climate in Riumar is very good providing good all year temperatures. Temperatures from May - November can be between 15 - 41c, this together with the light breeze makes it a comfortable location.

The villa can continued to be rented out if required. We can provide assistance and contacts to do this and contacts to maintain the villa if required. All of our present contacts speak Spanish and English.
The villa has shutters on the windows and could be locked up and left, if you want just a holiday home. The garden requires very little maintenance and the pool could be shutdown in either the winter or summer. Making this property an ideal holiday only home.
